In law, conveyancing is the transfer of legal title of property from one person to another, or the granting of an encumbrance such as a mortgage or a lien. When you pay off your mortgage, the trustee (the Trustee named in your deed of trust, usually a title company) will send the beneficiary (the bank) a Request for Full Reconveyance, and when the Reconveyance is signed by a bank officer, it is recorded, and Voila! your real estate is free and clear. A Full Reconveyance will be issued only when original note or notes, together with the Deed of Trust securing payment thereof, are surrendered to the Trustee for cancellation, accompanied bythis Request signed by all owners of the note or notes, together with the reconveyance fee.
